Are you planning to redevelop real estate or do you need to legalize an already completed redevelopment?

 

Quite often, property owners (apartments or houses) want to improve the condition of their living spaces by:

- demolition, moving of walls or partitions;

- combining the room with the loggia;

- combination of a bathroom with a bathroom;

- combining separate rooms or apartments;

- expansion of the area due to extensions;

- expansion of door openings, etc.

 

Improper documentation of the specified actions entails not only a decrease in the liquidity of the specified property, but can also become the basis for holding you accountable for unauthorized construction.

Therefore, before carrying out the above-mentioned works, it is worth making sure that they will not violate the current state building regulations.

 

It should be noted that since 2017, the performance of conversion/redevelopment (reconstruction) works, if they are not related to interference with load-bearing structures and/or engineering systems of general use, does not require obtaining a permit and commissioning.

In the event that the reconstruction concerns interference with supporting structures (their demolition), then you will need to go through the entire procedure of legalizing the redevelopment.

We draw your attention to the fact that if in the first option it is enough to prepare a new technical passport with a changed layout, then in the second option you need to collect the necessary package of documents, including the Declaration on the start of construction work, project documentation, etc.

After the completion of the reconstruction work, a new technical passport must be produced, a Declaration of commissioning must be submitted and ownership of the facility must be registered.

! WHEN CARRYING OUT RE-PLANNING IN MULTI-APARTMENT BUILDINGS

RESIDENTIAL BUILDINGS ARE PROHIBITED:

1. to combine balconies and loggias with apartment premises by dismantling external walls;

2. arrange heating points on balconies and loggias;

3. to increase the area of toilets and bathrooms at the expense of the living area of the apartment;

4. vertically combine apartment premises;

5. build extensions to the first floors of residential buildings;

6. dismantle the floor, if it leads to acoustic discomfort in the apartments located below.

 

The following documents must be collected to legalize the redevelopment:

1) passport, identification number;

2) title documents for the object;

3) project;

4) technical passport;

5) power of attorney
